Convert your Home to a Duplex. What is SB 9?

Senate Bill 9, or SB 9, enacted in California in 2021, is reshaping the Los Angeles Real Estate landscape. This legislation simplifies property development and introduces opportunities for homeowners, investors, and buyers. Let's explore the key aspects of SB 9 and its implications in this blog!

Understanding SB 9

SB 9 eases regulations in several ways:

  1. Lot Splits: Homeowners can split single-family lots into two, increasing housing density.

  2. Duplexes: Single-family homes can be converted into duplexes, allowing two units on one property.

  3. ADUs: Restrictions on Accessory Dwelling Units (ADUs) are relaxed, enabling the addition of ADUs to properties with single-family homes and existing ADUs, yielding three units on one lot.

Impacts on the Los Angeles Real Estate Market

  1. Increased Housing Supply: SB 9 addresses housing shortages by boosting housing unit supply.

  2. Investment Opportunities: Investors can profit from duplexes and ADUs, especially in high-demand areas.

  3. Community Considerations: Community reactions to increased density should be considered when planning development under SB 9.

  4. Navigating Regulations: Expert guidance is essential to navigate SB 9's nuances.
